Cripes Tommy, I've been following the garage/shop build updates and I'm just shaking my head. Good on you for double checking the quality of workmanship. Stress like this you don't need.

I think the low temp I saw last week was -15. Wind chill -35

"-15. Wind chill -35"? Last week -15 was our high temp on one day. -28 air temp was our coldest. I know other places were colder. Today we'll hit close to 50 deg!

I can't believe the troubles you are going thru on your garage build. I feel for you buddy! This too shall pass.

Yeah Chuck, when I turned on the weather I thought of you in Chicagoland. Crazy cold.

The concrete guy came out and looked at it about 8. He measured the length and width and put a speed square in each corner.
"Looks good to me, I thought you said it wasn't square."
Grab a tape measure and go corner to corner or do a 3 4 5 on any corner.

34' even one way 34'8" the other.
"Well we can unscrew this back corner and move it out until we get 34' 4 or 34'5. That'll work"
Soooo you want to have a bigger out of square pad, but make it big enough I can build a square building on it?
"Yeah, it'll just be a little concrete sticking out ever there. No big deal."
Nope. If you want to fix it quick, unscrew the boards from the stakes, take the stakes out across the front, and you can lever it into square. Then level it up, drive stakes, and pour.
"That seems like a lot of work."
Ok, you can rip out 3 sides, restring it, and reset.
"But we can just lengthen that back side some..."
OR you can rip all this $hit out, put it on the truck, and leave. Either square it up or pack it up, your choice.

Right now the helpers are outside ripping out the forms and cursing in Spanish.
String lines in place to get it square and level.

FN morons.

Tommy, make sure you check the setbacks from your lot lines when they reset everything. Wouldn't want the inspector to red tag it at final signoff. :BH:

It's all trued up now. Took them longer than it should have because of trying to shortcut instead of doing it right and easy.
A good bit more swearing in Spanish when the shovels had to come out to adjust the footer. They wanted to move the framing and not dig out the footer to square it up under the load bearing section where they were off.

This thing reminds me of a conversation I had with a plant manager a while back about product quality.
You never have enough time to do it right, but you always have time to do it twice.

if your slab sticks out from the wall on the outside and it rains the water will drain down the sides and settle on the bit sticking out then try to leak under the walls.

about set backs, i want to build a shop in Florida, what do you do about setback requirements when no one actually knows where the boundary lines are?

its going to cost me $1200.00 to get the lot survey done and i am only 3000 miles away in Arizona.

John,
If you have a rough approximation of the lot lines, lay it out and ad a foot or two to be safe. Or if you have a rough approximation of the corners, you can usually find the iron anchor pins at the corners.

If all else fails a survey is less expensive than redoing concrete. You might be able to get the surveyor to establish a single lot line for a lot less money. It's worth asking.

Yesterday they finished brooming the pad about 7 pm.
Late start pouring after doing the form reset to square and digging out the footers. Cement truck showed up just before 1 pm.

First truckload went into the footers.

Second truckload did the slab. That 12 foot power screed is the bomb.

This morning helpers were on site a few minutes after 7am to finish forming the driveway pour.
Cement truck showed up at 8.
Dang that pad looks nice. They knocked off the forms and started pouring against the pad

I guess the same guy that signed off on the pad form ordered the concrete. Needed another 1 1/2 yards

Second truck showed up a few minutes after noon to finish the pour. Now we're waiting on it to firm up enough for the final float and brooming.

there are no corner pins so i will have to get it surveyed, the county have no plans either, the septic and leach field for the house is also unknown.

before i can do a plot plan i must have all this information, all i have to go on is a grid reference but if i wish to build then they want a plot plan with the boundaries clearly marked as well as my setbacks, the house location. septic and the proposed building so i have to start somewhere.

i am hoping to have a 24 x 36 metal shop built before i move but as the house has no interior walls, no ceilings, no AC and no bathroom or kitchen, i've got my work cut out, let alone replace all the windows and a complete rewire.

all while i'm trying to finish the house in Arizona which still needs to be stuccoed and some interior paint.

but i've got my priorities right, as i am working on my car.

Something is wrong here, John. If the property has a title, it must have a legal description associated with it, assuming it was done in the last 100 years or so. It's the part that says things like "Proceed 100 feet along a line 36° 49M 24S to . . . . yada, yada." That legal description (which always closes to define the property) comes from a survey that was recorded by someone in the past. There have be markers associated with the survey, otherwise you can't record it. It would be pretty unusual if all the markers are missing.

If you get a copy of the previously recorded documents you can usually locate one or more markers. If you find one (or more) you can usually get a surveyor to "recover" the remainder for a lot less than a survey, which they must write up and record.

I've done this several times myself. Good luck.

John, it is common here in the Midwest is to have a plat of survey done when purchasing a property to ensure none of your structures are encroaching on other's property or vice-versa. I think it is required for either the lender or possibly the title company. A septic inspection is also common practice. It appears that you had different requirements/practices in your area. We bought our home about 14 years ago,, The previous owner built the home. I asked if he had the home plans. He ended up sending me the entire building plans including the septic and well locations, as planned, no as built. I managed to verify the septic field by probing the ground with an iron rod. Finding the gravel beds was pretty easy. You might want to try that to locate the tank and field.

Success at last. The crew will be out in a few days to pull the forms and do the final grading.

Concrete guy called last night and asked if he could come by this morning and pick up a check. I LOL'd and told him he was welcome to come by and look at progress, he would get a check when the work was finished, not until.

Today I need to run by Lowe's and pick up the drain pipe for the French drain on the uphill side. I want to keep water channeled away throughout construction.
